Description de la propriété
A track through olive trees leads to the house at Ariti, near Nissaki, and the sea appears only once the olives thin — a wide blue opening to the east, across the Ionian toward the mountains of the Greek mainland on the far shore, the water flat and pale in the early light. The house itself is modest in scale: two storeys of warm ochre render under a terracotta roof, sitting at the centre of 5,743 sqm of land that opens in front of it in a broad clearing — a natural amphitheatre of grass and old olive grove that frames the sea with a directness that is the property's defining characteristic. Cypress and mature olive border the clearing on both sides; straight ahead, nothing at all interrupts the water or the sky above it. Inside, the ground floor runs living, dining, and kitchen in a single open room, tiled underfoot, with a pendant light over the table and windows giving onto the olive grove behind and the open ground ahead. The kitchen is fitted with painted cabinetry and a timber worktop. A whitewashed stone staircase climbs from the entrance hall to the upper floor, where three bedrooms each have their own shower room, tiled in dark stone with a rain head. The principal bedroom sits under a beam ceiling with windows on three sides; from the bed, the sea is framed between the tops of the cypress and the hill's ridge. The covered portico on the ground floor — timber-roofed, set on rendered columns, paved in geometric terracotta tile — faces the open clearing and the sea beyond it. Wide enough for a long table and a full afternoon, it is the natural centre of daily life here. The upper terrace off the principal bedroom holds the same outlook in a quieter key: a round teak table, the water visible above the olive canopy, the mainland coast a faint blue line across the channel. The land is what sets this property apart from anything of comparable scale on this stretch of coast. Five thousand seven hundred and forty-three square metres of gently sloping ground, the clearing in front large enough for a pool, a pergola, an outdoor kitchen, and still the silence of the grove beyond. A wood-fired stone oven stands between the trees to the side of the house, and beside it a kumquat tree — the small bitter-orange fruit that Corfu distils into its characteristic liqueur — heavy with fruit from October onward. The oven is the hour the property is made for: lit in the late afternoon, the smoke rising slowly through the olive branches, the clearing still warm underfoot, the sea turning silver through the trees as the light drops and the air carries the sharp citrus of the kumquat. Nissaki beach is minutes away. Agni Bay and Kalami are a short drive along the coast. Corfu Town and the international airport are approximately 25 minutes by road. Eligible for the Greek Golden Visa and the Non-Dom Programme.
