At Barbati, the sea is the first thing the day touches. The sun clears the horizon to the east and finds the cove before it finds the hillside — the water shifting from grey to pale green in the space of a few minutes, the two villas of Cove Crest already in full light while the slope of cypress and bougainvillea behind them is still in shadow. The estate descends the cliff in terraced levels, connected by stone paths and planted retaining walls, oriented along a single east-facing axis so that every principal room, every terrace, and the rock platform at the water's edge all receive this same early light in sequence, from the upper house down to the jetty.
The upper villa, 233 sqm across two levels, is arranged around its outlook. Stone paths descend from the upper terrace through rosemary hedges and shaded seating areas, past an alfresco dining pavilion with an outdoor kitchen, to a rock platform with a jetty and a small cove where the water runs clear over pale limestone. By midday the stone underfoot is warm and the shadow of the single tall cypress has moved its full length across the lower terrace. The cicadas have been going since eight. In the early evening the surface of the cove flattens and the water takes on the colour of pale steel, the horizon clean and unbroken to the east.
The hour that stays is earlier — a coffee on the lower terrace while the water is still flat, the cove holding the first light, the rest of the hillside not yet awake, a towel left folded on the chair beside the steps.
Barbati beach is a short walk. Agni Bay and its waterfront tavernas are minutes by road. Corfu Town and the international airport are 20 minutes. The estate is eligible for the Greek Golden Visa and the Non-Dom Programme.
