On the south-west coast of Syros, the cove at Marmari sits below a steep Cycladic hillside and is accessible only by sea from the small port of Kini, or on foot across the dry scrub, with no road reaching the shoreline. The bay is near-circular, the water turquoise over pale rock, a crescent of grey-white sand at its head, the hills folding steeply down on both sides in the spare, sun-bleached vocabulary of the Aegean interior — low maquis, grey schist, the occasional boat at anchor in the middle of the cove and nothing else between the water and the ridge. The land that surrounds it — 295,000 sqm of south-west-facing hillside, divided into five building sites, each with its own section of shoreline — is offered here for the first time. The plot measures 29.5 hectares in total and is divided into five sites: two of 80,000 sqm, two of 47,000 sqm, and one of 41,000 sqm. Each faces south-west toward the open Aegean and has direct access to the cove's shore below. The land carries its own natural water source and can be connected to the local water and power supply. Within the plot, a marble quarry provides building material of the same pale grey stone the Cyclades have always used — already on site, requiring no import, and giving any construction here an immediate material connection to the island's own geology. The development envelope is substantial. For private residential use, the five plots together permit a total built surface of 2,000 sqm — five residences of 400 sqm each, one per site, each with its own shoreline reach. For commercial development, the permitted build reaches 20 per cent of the total plot, amounting to 59,000 sqm of constructed space — sufficient for a resort or hospitality complex of genuine scale, in a location that has no comparable neighbour anywhere on Syros, no road to manage, and no existing development within the cove itself. Syros sits at the geographical centre of the Cyclades, connected by ferry to Piraeus in four hours and by regular services to Tinos, Mykonos, Paros, Naxos, Ios, and Santorini. The island has a population of over 25,000 and a year-round economy centred on Hermoupolis — the neoclassical harbour capital of the Cyclades and the administrative seat of the island group. Direct air connection to Athens International Airport serves the island seasonally. The water in the cove is the turquoise of shallow Aegean over pale Cycladic marble, deepening toward the open sea where the rock falls away below the surface. The dry scrub holds its scent on the ridge above. Nothing else has been built here, and the silence is interrupted only by the water turning on the sand at the head of the bay. Price on application.
