Set above the cliffs of Lefkada’s western coastline, Kymon is an off-plan residence conceived as a contemporary interpretation of Mediterranean architecture. Positioned within a private estate of olive trees, coastal pines, and native vegetation, the villa follows the natural contours of the land while opening toward uninterrupted views of the Ionian Sea. Its west-facing orientation shapes both the architecture and the experience of the house, allowing the interiors and terraces to follow the changing light from afternoon through sunset.
Arrival takes place via a suspended metal walkway with Iroko railings that gradually reveals the structure within the landscape. Low horizontal volumes, pale rendered surfaces, natural stone, and expansive glazing create a restrained architectural language that feels integrated into the hillside rather than imposed upon it.
The main living spaces are arranged as a continuous open-plan sequence connecting the lounge, dining area, and kitchen directly with the terraces and pool. Floor-to-ceiling black-framed glazing allows light to move deeply through the interiors while framing uninterrupted sea views throughout the day. The kitchen is designed around a sculptural stone island with integrated Bora appliances and concealed oak cabinetry, combining contemporary detailing with warm natural materials.
Throughout the residence, the palette remains calm and tactile. Forged concrete flooring, oak finishes, softly curved walls, and textured natural surfaces create interiors that feel both minimal and grounded. The architecture balances clean geometry with softer organic forms, particularly within the circulation spaces, bathrooms, and bedroom suites where filtered daylight moves gently across pale surfaces.
The villa will accommodate eight en-suite bedrooms, including a private upper-level master suite positioned toward the sunset with its own terrace overlooking the Ionian. Each bedroom is designed with integrated furnishings, natural materials, and direct access to terraces or open sea views, maintaining visual continuity with the surrounding landscape.
Outside, the architecture extends naturally into a series of considered outdoor living areas. A quartz-finished infinity pool aligns directly with the horizon and incorporates a built-in Jacuzzi, while expansive terraces create multiple zones for dining, relaxation, and evening use. A sunken lounge with fire feature, forged concrete surfaces, Iroko decking, and a beechwood pergola provide shaded areas designed to respond naturally to the climate and orientation of the site.
The elevated position above the coastline allows the house to engage constantly with the movement of the sea, sky, and western light. As the sun lowers across the Ionian, reflections move through the glazing, across the pool surface, and along the pale stone terraces, becoming part of the atmosphere of the house itself.
