The drive to Avelis arrives from above, which is how the property is meant to be understood: the hill behind it dense with olive and pine, the terraced stone retaining walls stepping down through wisteria and bougainvillaea, and the sea — wide, flat, and east-facing opening below the pool's curved infinity edge as if the hillside has simply let go of the land. The villa is under construction at Nissaki, scheduled for completion mid-2026, and the design shows a three-storey residence of sand-coloured render and dressed local stone, with its arched ground floor and collonaded mid-level giving it the weight and proportion of a building intended to be here for a long time. The whole composition steps down the slope in three distinct levels, each one pushed into the hillside behind a retaining wall of coursed stone, so that the roof of the level below becomes the terrace of the level above.
The ground floor is arcaded in stone with arched openings on three sides, providing shaded outdoor rooms at the lowest level — stone-paved, sheltered from the afternoon heat by the mass of the building above it. The principal living floor sits above, opening through full-height glazed doors onto a broad, collonaded terrace with an iron balustrade, the sea directly ahead through the columns. Above that, the bedroom floors step back to private balconies, each looking east over the olive grove to the open water.
Five ensuite bedrooms are arranged across the upper levels, the principal suite occupying the top floor with its own roof terrace and unobstructed sea view. The kitchen and open living and dining areas occupy the main floor, oriented seaward, with the colonnade terrace extending the interior in every season except the coldest months.
The pool terrace sits adjacent to the main volume at the level of the principal living floor, connected by a paved path to a covered outdoor kitchen and dining pavilion in stone and timber — a separate structure built into the retaining wall of the upper garden, with its own tiled roof and a long table beneath it. The infinity pool is curved at its far edge, that edge dissolving into the sky and the open water in a single unbroken line; from the water, the horizon extends without interruption to the east.
The terraced gardens between the stone walls are planted in rosemary, lavender, and low flowering ground cover, with mature olives preserved throughout. Wisteria trails across the colonnade of the mid-level terrace; by early evening, when the dressed stone has given back the day's heat and the light off the water has gone flat and silver, the scent of it carries up through all the levels of the house and the pair of espadrilles left by the lower steps mark where the afternoon ended.
Nissaki beach is one kilometre away. Agni Bay and Kalami are a short drive along the coast. Corfu Town and the international airport are approximately 25 minutes by road. Eligible for the Greek Golden Visa and the Non-Dom Programme.
