On the north-east coast of Corfu, above the bay at Agni, the limestone cliff rises steeply from the water and the olive groves thin to open rock. Set into this slope, a contemporary villa holds its position, facing the channel and the open sea before it, and the mountain behind. The house sits parallel to the contour — its western face clad in local coursed stone, its seaward face open in full-width glass — so that what meets the eye from the road is mass and texture, and what opens on the other side is all water and sky.
The approach is through the arrival courtyard: a narrow passage of gravel and stepping stones between the stone wall and the rendered northern wing, with rosemary growing low in the gaps. From here, the interior is not yet visible. A pivot door opens, the house turns, and the living room presents itself — a long white volume, large-format tile underfoot, with a folding glass wall standing open to the terrace and the pool. The reed-screened pergola above casts banded shadow across the floor at midday; by four in the afternoon, the lines have shifted past the sofas and into the room, and the coursed limestone on the back wall warms from grey to honey.
The kitchen faces slightly inward, toward the courtyard garden rather than the sea: stone splashback, white lacquer cabinetry, a long marble island with an inset sink, AEG appliances throughout. A covered outdoor dining area connects directly to the pool terrace — a teak table long enough for a late supper, still warm from the afternoon, with the water alongside and the conversation slowing to the pace of the evening.
Four bedrooms occupy the upper level and the rear wing, each with a full-height sliding door onto its own terrace and each oriented toward the channel. The joinery is oak throughout — built-in shelving, floating bedside tables, and a book left open on one of them. The bathrooms are plain and well-made: stone-topped vanity units in warm oak, wall-hung fittings, a secondary window opening to the pine and olive on the slope behind.
The pool runs to an infinity edge that, from the living room sofa, reads as a thin line of blue between the stone coping and the open water below. The terrace is set at the same level as the interior floor, so that inside and outside form a continuous surface when the glass is folded back. The bay at Agni curves below; the forested ridge holds the horizon; the surface of the pool carries every passing cloud.
The garden wraps the arrival side: lavender, rosemary, wild sage, and a young olive in the courtyard gravel. At midday, the scent of the herbs comes off the warm stone.
The house is fully equipped, with air conditioning, an alarm, a BBQ, outdoor dining, and parking. Eligible for the Golden Visa and the Greek Non-Dom Programme.
