Occupying a 9,200 sqm (99,028 sqft) plot and extending across a total of 578 sqm (6,221 sqft) of interior space, the development has been designed with a deliberate architectural discipline. Rather than imposing itself upon the landscape, the structure recedes into it. Flat green roofs, exposed concrete planes, natural stone retaining walls, and low horizontal forms allow the residences to sit almost invisibly within the hillside when viewed from above, preserving the visual integrity of the surrounding terrain.
Arrival unfolds gradually through the rocky landscape of Andros, where the geometry of the architecture emerges quietly from the earth itself. Broad overhangs frame the sea in long horizontal lines, while open courtyards and carefully positioned glazing introduce natural light deep into the interiors despite the partially subterranean design. The result is a home that feels both protected and open, responding intelligently to the island’s climate and orientation.
Each residence has been planned as a complete and autonomous villa, with expansive living and dining areas arranged around uninterrupted sea views. Floor-to-ceiling glazing dissolves the boundary between interior and exterior, allowing the horizon to remain constantly present throughout the principal spaces. The material palette remains intentionally restrained — polished concrete, pale stone, textured plaster, and shadow — allowing light and landscape to define the atmosphere rather than decorative elements.
The six bedrooms across the development each include en-suite bathrooms and direct visual connection to the sea. Positioned to maximise privacy and natural airflow, the suites maintain a calm, almost monastic simplicity that aligns with the project’s broader architectural philosophy. Throughout the day, sunlight moves gradually across the recessed terraces and sheltered courtyards, while the thick earth-sheltered construction naturally moderates interior temperatures.
Outdoors, each villa opens onto its own infinity pool oriented toward the Aegean. The pools appear to merge directly with the sea beyond, framed by the sparse vegetation and rocky terrain characteristic of Andros. Large terraces create protected outdoor living areas sheltered from summer winds, while the elevated position ensures complete seclusion and uninterrupted coastal views.
Sustainability forms a central part of the project’s identity. The residences incorporate geothermal heating, passive climate-responsive design, and planted roofs that contribute both to insulation and to the visual integration of the structures within the hillside. The architecture reduces the need for artificial heating and cooling while maintaining a stable interior environment throughout the year — a contemporary interpretation of the Cycladic tradition of building in harmony with climate and terrain.
Unlike the more densely developed Cycladic islands, Andros remains defined by its dramatic geography, mountain villages, freshwater springs, and walking trails that move through valleys and coastal ridges. This development reflects that quieter, more elemental side of the Cyclades, where architecture responds not to visibility, but to landscape, light, and silence.
As evening settles across the hillside and the sea darkens below the terraces, the villas almost disappear into the terrain, leaving only reflected light across the pools and the outline of the horizon beyond.
