Ross promised us he would sell our house by summers end and he kept his promise. He was at almost every showing and if he couldn't be there his associate was. Ross has an exuberant and enthusiastic approach to his real estate business. We thoroughly enjoyed working with him. . Ross's wonderful marketing through the Sotheby's website, glossy brochures and multimedia certainly played a solid role in drawing attention to our property. We have passed out Ross's business cards to several friends who may require a good agent in the future. Bottom line.....it was a real pleasure.

"As first time Cottage buyers, we needed someone who was experienced in all aspects of Cottage Country -- from the different regions and lakes to the importance of key features and differences in site and structure. Andy proved to be extremely knowledgeable, responsive and proactive as we spent nearly a year looking for our ideal lakefront retreat. He watched out for our best interests throughout our search and the purchase and sale process, and was very patient with us throughout. He connected us to the right resources when needed (inspectors, lawyers...etc). and helped us to negotiate effectively despite a highly competitive bidding environment. Even after our purchase and transaction, he continued making himself available to us on any inquiries we had as questions emerged about our new home. Based on our experience, we would highly recommend Andy to anyone who is in the market to find their dream home!"Nathalie & Devin DeCiantis

Ross Halloran, was very connected with me through out the time of our listing. He was a great personality to work with and I enjoyed his input and advise. He was able to make the sale of our property happen without to much of a hassle which we were glad of. Thanks to Ross Halloran and Sotheby's.We are still interested in selling our Scenic Cruiser 1956 Bus at a reduced price. It is a classic with lots of history.Roinnie Hawkins and many celebrities enjoyed the many trips riding in the bus with its air ride. As it is on air bags and when riding, its like being on a cloud. If there is anyone there that is interested in a CLASSIC then this is the one for you.Wanda Hawkins

Maryrose, I am happy that Brian put me in touch with you and Sotheby’s International Realty. I enjoyed working with you and liked the way you got the job done; quickly and professionally. I really felt that you listened to me and knew my needs and acted accordingly. This piece of property still means so much to me and it also makes me feel better to think that the buyers are taking a real liking to it as well. A win win situation in a real trying time! Thank you so much! Pauline

Maryrose and Ross, just wanted to extend a great big thank you for the wonderful experience we had both in selling our cottage but also in renting it out while we waited for the right buyer. Maryrose & Ross, you were both very responsive to phone calls or emails that we had sent with questions or sharing ideas about promoting the sale. You listened to our needs and respected our decision about the way we wanted to close and because of that we will definitely look forward to doing business with you again.CheersKim and Jim Kay

Buyer Testimonial:“We had noticed the cottage we purchased on the Sotheby’s website, were intrigued and contacted Ross. We knew nothing about Muskoka at the time. Ross clearly knew everything about the property and the area, educated us, gracefully answered all of our silly questions and ultimately made us feel comfortable with the area and our decision to buy the property. Ross acted for both buyer and seller in this transaction which turned out to be an advantage as he earned the trust of both parties. As a result, Ross was able to work out any issues that arose to the satisfaction of all. We would recommend Ross to anyone looking to purchase a property in the Muskoka region”. Katherine and David Scott Seller's Testimonial "I viewed the sale of my beloved cottage property as the passage of something beautiful in this world from one appreciative caretaker to the next. I was looking for a particular buyer, and I was looking for a particular kind of agent who saw what I saw in the property, and who could effectively communicate that vision. Ross did all of that. He is well organized, thorough, and fair and I highly recommend him".Scott Leckie, CFA-Principal and Portfolio Manager- Takota Asset Management Inc.

Maryrose sold my home back in April, 2021 and I can’t say enough good things about her. She had a decorator come and offer very practical advise as to how to make my home shine before selling it. I must say, the before and after of my home was dramatic and I am sure contributed to me getting top dollar for the sale of my home. Maryrose is very professional and went above and beyond in each and every step. She hired exceptional photographers and video people and she spent a great deal of time with me explaining all my various options. I have spoken to many real estate agents but, I believe Maryrose is in a league of her own and I would very highly recommend her as an agent to either buy or sell. Thanks for all your help Maryrose.Regards,Zita Bacevicius

Maryrose was thorough and efficient in helping us sell our Muskoka cottage. Her professionalism and knowledge of the area brought awareness to our property and along with it, much foot traffic. Her attention to detail and strategic thinking was very much appreciated and resulted in the quick sale of our property at full asking price. The process of selling our property was much less stressful with Maryrose’s professionalism and expertise. Maryrose is a knowledgeable and thorough real estate agent for the Muskoka area whom I would highly recommend for selling a cottage.Sladjana

Maryrose’s experience in the market is extensive making the selling process as painless as possible. When I was interested in selling my property but unsure of the timing for listing and the extent of possible upgrades before doing so, Maryrose was very helpful in making my decision. She provided me with her professional opinion along with those of her team, as well as comparable properties so that I could decide for myself what the I thought the current true value of the property was. Maryrose provided multiple pricing strategies that she thought could achieve the dollar value I wanted. While listed, she answered all potential buyers questions immediately and kept me informed. Once an offer was received Maryrose immediately communicated to other interested parties so that other offers were presented. During the negotiation process, she comprehensively went through all offers with me explaining the pros and cons, and in the end getting a better price than the initial highest offer with less conditions.Maryrose’s experience in the market is extensive making the selling process as painless as possible. I would definitely reach out to her for other real estate transactions.Chris, Georgian Bay

Ross is an absolute professional. His knowledge of all things related to cottage country is what makes him one of a kind. Our experience from start to finish was perfect. The Sotheby’s team and approach knocked it out of the park. I will continue to recommend Ross to family and friends and I look forward to working with him again. He has perfected his craft and is simply the best.

We were very fortunate to be able to work with Ross Halloran on the purchase of our new cottage. Ross, Maryrose and Hailey went above and beyond in making themselves available to show the property and answer any questions thoroughly and precisely. Anything they didn't have the answers to they investigated for us, including going to the municipality on several occasions to investigate options for renovations and septic additions, well water testing, potential boathouses and additional structures. In addition, Ross was very helpful in communicating between us and the sellers, always ensuring our interactions were received in the way they were intended. Ross did an excellent job in facilitating a very smooth transaction and we felt well guided throughout the entire process. Given we are new to the area, we are grateful to have a relationship with this team in the event we need any assistance going forward.

Sellers Testimonial:
"After making one of the most difficult decisions in our "house moving" experience....we decided to give Sotheby's a call. We were fortunate enough to meet Ross Halloran to discuss his marketing strategies and get his opinion of our home.. We were impressed from the start. Ross was detailed in expressing his thoughts and knowledge of the business, compassionate when he needed to be and most importantly, he did exactly what he said he was going to do.....sell our home! Which he did in under 4 weeks for the full list price! We would highly recommend Ross for your real estate needs."

"Hi Ross,
We wanted to take a minute to send you a quick note to thank you for all of your help in the purchase of our new country home - we have affectionately named it the “Lake House". We are so happy that you took us to that next house when were looking a month ago - it was just what we were looking for and you did such a great job helping us finalize all of the arrangements. It is not often that you come across someone so dedicated to their profession - you are that person and you made us feel so very comfortable when making the final decision to purchase the home and kept it moving forward until we were successful. We are looking forward to having you join us at the Lake House for dinner once we are settled.
Thank you Ross for being such a great professional and now a new friend".

Ross Halloran of Sotheby`s Realty was my buyer agent in the summer of 2015 and helped me purchase a large lakefront property. Ross`s counsel on negotiation strategies and his dedicated service throughout the process played a key role in the successful outcome of this $3.6mm transaction`

We started looking over a year ago and were getting very discouraged given lack of inventory. We met Andy in May and became enthusiastic as Andy listened carefully to our needs and wants and helped us find many properties to see. He was available at a moments notice and answered our questions in a timely manner, which is critical in a competitive buying market. He was a pleasure to work with, very thoughtful even bringing bug spray for us and dog treats for our energetic pandemic puppy!

This has been a pleasure from start to finish! From meeting Ross to connecting with the Sellers, it’s been an amazing experience. Thanks to the whole team for making this an enjoyable process.

Working with Ross turned out to be the best decision we made in buying our dream cottage. Ross was very professional and gave us lots of advice on how to buy the right cottage by comparing it with several other properties in the market. We found this beautiful Lake Simcoe cottage near Orillia with a sunset view but the price was too high for our budget, We told Ross we really loved the place and hoped he could walk the extra mile in negotiating our offer to the owner. I told my wife we should not get our hopes up too high because our offer might not be pleasing to the owner, To our surprise, Ross did something that we will never forget as he was able to convince the owner to reduce the purchase price of the cottage and helped us secure our dream cottage. He did this by convincing the owner to sell it to a young family like us with small kids. This year was the best summer we have and that's because of Ross. I already recommended him to my friends and would love to work with him again. Thank you Ross for the outstanding job in helping us purchasing our dream cottage.
