Rental conditions:
1-The Lessee shall pay one (1) month's rent upon signing the Lease. An additional one (1) month's rent shall be paid in advance at signing as a security deposit for any damages incurred during occupancy and shall be returned at the end of the Lease after inspection of the unit.
2- The Tenant shall not smoke in the property.
3- No pets are permitted.
4- The Tenant shall provide the Lessor with an Equifax credit report and/or equivalent documentation demonstrating creditworthiness.
5- References and proof of employment must be provided within three (3) days following acceptance of the Promise to Lease, to the full satisfaction of the Lessor.
6- No short-term leases of less than twelve (12) months are permitted, and the Tenant shall not sublet the property.
7- During the term of the Lease, the Lessee shall be responsible for minor repairs up to $400.00 in total. Any repair of or exceeding $401.00 in total shall be the responsibility of the Lessor.
8- The Lessee shall obtain tenant civil liability insurance in the amount of $2,000,000 for the full duration of the Lease. Proof of insurance must be provided to the Lessor prior to signing the Lease.
9- A pre-occupancy walk-through shall be conducted three (3) days prior to the commencement of the Lease. A final walk-through shall be conducted one (1) week prior to the expiration of the Lease. The property must be returned in the same condition as at the start of the Lease, normal wear and tear excepted.
10- No painting is permitted without the prior written consent of the Lessor.
11- The Lessee must sign and comply with the building rules and regulations prior to signing the Régie du logement lease.
12- Move-in and move-out fees charged by the condominium are the responsibility of the Lessee.
13- The Lessee shall be responsible for any fees related to lost keys.
A parking spot can be included for an additional $300/month.
