Acceptance conditions:
1) The LESSEE must provide proof of $2,000,000 in liability insurance and maintain it for the duration of the lease.
2) The LESSEE must be aware of the regulations of the building and respect them. Any fines attributable to the responsibility of the LESSEE will be their obligation to pay (and not the responsibility of the LESSOR).
3) The LESSEE will be responsible for the moving in and moving out costs in effect, payable to the management of the co-ownership of the building, to be organized prior to the moving day (refer to the regulations of the building).
4) The LESSEE must be a non-smoker of any kind (smoking, vaping, cannabis or other)
5) The LESSEE is responsible for presenting their credit report (Equifax or other) with any lease proposal, which must be to the complete satisfaction of the LESSOR.
6) Minimum rental 1 year, no short term subletting, AirBNB prohibited.
7) Animals are not allowed unless the LESSOR decides otherwise.
8) If the lease ends, the LESSEE must accept visits 3 months before the end of the lease and allow visits at least 1 day during the week and 1 day during the weekend.
9) The property will be returned in the same condition as it was delivered, failing to so, the LESSEE is responsible for repairing, at his own expense, any damage to the coproperty.
10) Upon signing the lease, both the first month's rent and the last month's rent will be due.
