An oasis of peace, this property is a unique site just waiting to be developed and operated
The land of 64.5 hectares is almost entirely wooded mature trees (hardwoods, conifers, cedars). Several possibilities of exploitation of the forest are offered to you: cutting of trees, exploitation of a maple grove, agriculture, etc. (see the forest management plan). It is also an excellent hunting ground for moose and also for small game.
The land extends practically to the St-Lawrence River where the views are simply extraordinary: the panorama on the south shore extends from Rivière du Loup in the East to Kamouraska in the West with Île aux Hares right in front (a field of vision covering a horizon of almost 200 km). The spectacle offered by the whales that venture into the area of St-Siméon is also a unique attraction.
It is possible to build a single-family residence: the buyer will have to check his project with the competent authorities (MRC, CPTAQ, etc.).
A carrosable way crosses a portion of the land on about 1,200 ft. and electricity goes to that limit. Several paths and trails suitable for mountain biking crisscross the earth everywhere. Take the opportunity to snowshoe and cross-country ski trails (as is the case with the Caps Trail in St-Tite des Caps).
Most of the land is south of the road, towards the river. The other part north of the road includes a beautiful cedar. This part of the land has already been used for agriculture and it could also be used again if it is cleared. There is samall chalet and various related buildings on this part of the land.
