Varna is a small municipality located to the north of the town of Bressanone, situated in a strategic position along the historic Brenner route.

The noble residence is situated in the heart of the village and holds significant historical importance, having been referenced in local history books since the 13th century and originally forming part of the nearby Novacella Abbey complex. The most recent restoration, carried out in 2015, preserved all the architectural features typical of the period of construction in the Renaissance style of 1654, such as the double-arched windows with central columns, the characteristic polygonal corner bay windows, and the vaulted ceilings inside.

The name "Stieglhof" refers to the distinctive external staircase leading to the main floor entrance, where the salons were once located. Currently, the first floor houses the principal residence, including the Austro-Hungarian style living room, which also served as a courtroom, entirely lined with wood and featuring a fully operational historic ceramic stove dating back to 1937, two bedrooms, a kitchen, and two bathrooms.

The upper floor has two apartments, a one-bedroom and a three-bedroom unit, presently leased, offering a valuable income opportunity. The lower level, internally connected to the first floor, hosts an exquisite wine cellar, a bathroom, an additional storage cellar, and provides two direct external accesses to the private garden.
