The road from Nissaki climbs through maquis and old olive before it levels at a limestone gate: bougainvillaea in deep violet spills over the retaining wall, cypress stands in pairs on the slope above, and the house — render and glass, three floors pressed into the hillside — reveals itself only once the gate is passed.
The pool deck comes first: limestone surround, teak decking, and an infinity edge drawn level with the water far below. The Epirus mountains hold the far shore in a long, low line; the turquoise shallows of Nissaki bay sit directly beneath; white sails cross slowly between. Behind the pool, the ground floor opens as a single room across the eastern face — living area, dining table in pale oak under a woven pendant light, kitchen in cream cabinetry with a deep aubergine splashback. Two panels of coursed local limestone, one behind the sitting area and one flanking the staircase, carry the hillside material inside. The floor throughout is polished resin, white and cool underfoot. Sliding glass along the full eastern elevation opens without a threshold onto the terrace.
Eight bedrooms are arranged across two upper floors, each with its own glazed balcony or terrace facing east. The principal rooms have white-painted beam-and-board ceilings and oak floors; the upper rooms are lighter — resin-floored, high-windowed, the open water and the Epirus mountains visible through the window from the bed. Each has its own bathroom. A secondary sitting room on the top floor, with floor cushions and a low walnut table, catches the early quiet before the rest of the house stirs.
The main terrace holds the pool, its limestone surround and infinity edge looking out over the full width of the channel and the mountains beyond. A covered dining pavilion with white canvas curtains stands at the eastern end, and the teak deck runs between them, warm underfoot through the middle of the day.
The garden rises behind the house through terraced olives, cypress, and lavender, the limestone retaining walls following the old field boundaries of the hillside. In June, the bougainvillaea on the upper wall is still in full colour at eight in the evening, the lavender warm underfoot, the air off the water carrying just enough cool to make the heat of the stone feel good against the hand.
