With housing affordability top of mind for many Canadians, this rebate could offer meaningful financial relief, particularly for those purchasing newly constructed homes.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Here\u2019s what you need to know.<\/span><\/p>\n<p><b>A New Incentive for First-Time Buyers<\/b><\/p>\n<p><span style=\"font-weight: 400;\">The <\/span><b>First-Time Home Buyers\u2019 GST Rebate<\/b><span style=\"font-weight: 400;\"> allows eligible Canadians to recover up to $50,000 in Goods and Services Tax (GST), or the federal portion of the Harmonized Sales Tax (HST), on the purchase of a qualifying new home. This includes:<\/span><\/p>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">New homes purchased from builders<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Owner-built homes<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Shares in cooperative housing corporations<\/span><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">The First-Time Home Buyers GST Rebate will apply to the same types of housing and apply similar eligibility criteria and conditions as the <\/span><a href=\"https:\/\/www.canada.ca\/en\/revenue-agency\/services\/forms-publications\/publications\/rc4028\/gst-hst-new-housing-rebate.html\"><span style=\"font-weight: 400;\">existing GST\/HST New Housing Rebate<\/span><\/a><span style=\"font-weight: 400;\">, with certain modifications to ensure that the rebate is targeted at first-time home buyers.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The rebate is available for agreements signed <\/span><b>on or after May 27, 2025<\/b><span style=\"font-weight: 400;\">, and applies to homes where construction begins<\/span><b> before 2031<\/b><span style=\"font-weight: 400;\"> and is <\/span><b>substantially completed before 2036<\/b><span style=\"font-weight: 400;\">.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">This federal initiative is expected to deliver <\/span><b>$3.9 billion in tax relief<\/b><span style=\"font-weight: 400;\"> over five years, helping more first-time buyers enter the market with greater financial flexibility.<\/span><\/p>\n<p>&nbsp;<\/p>\n<p><b>How Much Could You Save?<\/b><\/p>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>Homes priced at $1 million or less<\/b><span style=\"font-weight: 400;\">: Qualify for the full GST rebate of up to $50,000.<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>Homes priced between $1 million and $1.5 million<\/b><span style=\"font-weight: 400;\">: The rebate is gradually reduced. For example, a $1.25 million home would be eligible for a $25,000 rebate.<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><b>Homes priced over $1.5 million<\/b><span style=\"font-weight: 400;\">: Do not qualify for the rebate.<\/span><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">It\u2019s worth noting that this represents a significant increase in the rebate threshold.
