Real estate brokers offer <em>Insight: The Art of Living<\/em> advice on what to expect.<\/p>\n<p><span style=\"font-weight: 400;\">In every major market across the country the<\/span> <span style=\"font-weight: 400;\">prime communities share similar attributes \u2014<\/span> <span style=\"font-weight: 400;\">easy access to downtown, proximity to green<\/span> <span style=\"font-weight: 400;\">space and prestigious schools. With so many of<\/span> <span style=\"font-weight: 400;\">these factors tied to geography and static city<\/span> <span style=\"font-weight: 400;\">planning, the best areas can appear set in stone.<\/span> <span style=\"font-weight: 400;\">Luckily, new construction projects and the ever-changing real estate market means that there is<\/span> <span style=\"font-weight: 400;\">hope for buyers to get into the neighbourhood<\/span> <span style=\"font-weight: 400;\">of their choice in these Canadian cities.<\/span><\/p>\n<p><strong>TORONTO<\/strong><\/p>\n<p><span style=\"font-weight: 400;\">Toronto is one of Canada\u2019s most dynamic real<\/span> <span style=\"font-weight: 400;\">estate markets. The cost of housing is higher<\/span> <span style=\"font-weight: 400;\">than the national average and, according to the<\/span> <span style=\"font-weight: 400;\">Financial Post,<\/span> <span style=\"font-weight: 400;\">a home can cost 75.9 per cent<\/span> <span style=\"font-weight: 400;\">(pre-tax median yearly) of a household\u2019s annual<\/span> <span style=\"font-weight: 400;\">income. It may be even more if you\u2019re aiming<\/span> <span style=\"font-weight: 400;\">for a postal code in one of the city\u2019s most<\/span> <span style=\"font-weight: 400;\">desirable neighbourhoods.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cPopular areas consistently maintain tight<\/span> <span style=\"font-weight: 400;\">proximity to the subway system,\u201d says Nigel<\/span> <span style=\"font-weight: 400;\">Denham, a senior vice-president of sales at<\/span> <span style=\"font-weight: 400;\">Sotheby\u2019s International Realty Canada. \u201cThese<\/span> <span style=\"font-weight: 400;\">[areas] include Bloor West Village and North<\/span> <span style=\"font-weight: 400;\">Riverdale, but the north-south line bordering<\/span> <span style=\"font-weight: 400;\">Yonge Street remains the most-sought-after<\/span> <span style=\"font-weight: 400;\">and expensive markets.\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400;\">However, the market does have its share of<\/span> <span style=\"font-weight: 400;\">surprises. \u201cThere is still reasonable value in<\/span> <span style=\"font-weight: 400;\">places like Bedford Park, High Park, Swansea,<\/span> <span style=\"font-weight: 400;\">Bloor West Village and the Kingsway,\u201d says<\/span> <span style=\"font-weight: 400;\">Robert Nelson, a sales representative for<\/span> <span style=\"font-weight: 400;\">Sotheby\u2019s International Realty Canada.&nbsp;<\/span><\/p>\n<p><span style=\"font-weight: 400;\">But<\/span> <span style=\"font-weight: 400;\">Nelson notes, \u201cYou will quickly compromise<\/span> <span style=\"font-weight: 400;\">on getting a private drive or [that] fourth<\/span> <span style=\"font-weight: 400;\">bedroom.\u201d Homes tend to sell quickly<\/span><span style=\"font-weight: 400;\">&nbsp;too. While most properties spend<\/span> <span style=\"font-weight: 400;\">two to three weeks on the market, they stay<\/span> <span style=\"font-weight: 400;\">there for a shorter period of time if the asking<\/span> <span style=\"font-weight: 400;\">price is under $2 million. Only homes above<\/span> <span style=\"font-weight: 400;\">the seven-million mark begin to encounter a<\/span> <span style=\"font-weight: 400;\">significant lag in movement.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">In light of this competitiveness, timing<\/span> <span style=\"font-weight: 400;\">and a personal touch can change one\u2019s<\/span> <span style=\"font-weight: 400;\">fortunes. \u201cWe often knock on doors and<\/span> <span style=\"font-weight: 400;\">do mass mailouts looking for off-market<\/span> <span style=\"font-weight: 400;\">opportunities,\u201d Denham explains. \u201cIn one<\/span> <span style=\"font-weight: 400;\">instance, we had a client buy the house of<\/span> <span style=\"font-weight: 400;\">their good friends who were moving on.<\/span> <span style=\"font-weight: 400;\">It was definitely odd, but the sellers preferred<\/span> <span style=\"font-weight: 400;\">a discreet sale. In another, our buyer noticed<\/span> <span style=\"font-weight: 400;\">the owner was a scotch drinker and brought<\/span> <span style=\"font-weight: 400;\">a bottle of one of his favourite single malts <\/span><span style=\"font-weight: 400;\">as a token of good faith \u2014 and it worked!\u201d<\/span><\/p><\/blockquote>\n<div class=\"image_block_single\"><img decoding=\"async\" src=\"https:\/\/sothebysrealty.ca\/insightblog\/wp-content\/uploads\/2019\/04\/9978-alex-parent.jpg\" alt=\"\"><a href=\"Montreal MLS 21850680\" target=\"_blank\">Montreal MLS 21850680<\/a><\/div>\n<blockquote><p><strong>MONTREAL<\/strong><\/p>\n<p><span style=\"font-weight: 400;\">The city\u2019s low unemployment, lack of<\/span> <span style=\"font-weight: 400;\">competitiveness from foreign buyers, rich<\/span> <span style=\"font-weight: 400;\">architectural legacy and unique cultural<\/span> <span style=\"font-weight: 400;\">atmosphere all make purchasing a home here<\/span> <span style=\"font-weight: 400;\">attractive but competitive.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cIn 2018, we saw more multiple offers and<\/span> <span style=\"font-weight: 400;\">properties selling over asking,\u201d says representative from <\/span><span style=\"font-weight: 400;\">Sotheby\u2019s International Realty Quebec<\/span><span style=\"font-weight: 400;\">. While a lack of inventory has led to<\/span> <span style=\"font-weight: 400;\">quicker sales, offering a word of caution.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cVendors knew they could make money by<\/span> <span style=\"font-weight: 400;\">selling, but where could they buy next, [given]<\/span> <span style=\"font-weight: 400;\">how prices were up across the board?\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400;\">This buying climate means that in Montreal,<\/span> <span style=\"font-weight: 400;\">fortune favours the brave. \u201cMany buyers assume<\/span> <span style=\"font-weight: 400;\">they are an \u2018expert\u2019 and get upset when they<\/span> <span style=\"font-weight: 400;\">miss out or get outbid on the house they want. <\/span><span style=\"font-weight: 400;\">In a hot market, put your best<\/span> <span style=\"font-weight: 400;\">foot forward. Don\u2019t try to bargain and offer less<\/span> <span style=\"font-weight: 400;\">to \u2018see what happens.\u2019 Someone else is going to<\/span> <span style=\"font-weight: 400;\">buy the house you want!\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Other than the popular downtown core,<\/span> <span style=\"font-weight: 400;\">which is dominated by condos, the top-tier<\/span> <span style=\"font-weight: 400;\">neighbourhoods continue to be Westmount,<\/span> <span style=\"font-weight: 400;\">Outremont and Mount Royal. In these areas,<\/span> <span style=\"font-weight: 400;\">a semi-detached home begins at around $1.5<\/span> <span style=\"font-weight: 400;\">million, while a detached home in need of a full<\/span> <span style=\"font-weight: 400;\">reno can hit $2.5 million and, usually, out of<\/span> <span style=\"font-weight: 400;\">budget for many buyers.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">If you\u2019re unwilling to strain your resources<\/span> <span style=\"font-weight: 400;\">\u2014 and\/or your nerves \u2014 Brosseau recommends<\/span> <span style=\"font-weight: 400;\">looking at other locales. \u201cWhen it comes to<\/span> <span style=\"font-weight: 400;\">more suburban neighbourhoods, certain parts<\/span> <span style=\"font-weight: 400;\">of the West Island (Kirkland, Beaconsfield,<\/span> <span style=\"font-weight: 400;\">Dollard-des-Ormeaux and Pointe-Claire) and<\/span> <span style=\"font-weight: 400;\">areas on the North Shore (Sainte-Doroth\u00e9e and<\/span> <span style=\"font-weight: 400;\">Duvernay) continue to attract buyers, as they<\/span> <span style=\"font-weight: 400;\">get more bang for their buck in terms of size<\/span> <span style=\"font-weight: 400;\">of home and land.\u201d<\/span><\/p><\/blockquote>\n<blockquote><p><strong>CALGARY<\/strong><\/p>\n<p><span style=\"font-weight: 400;\">If you\u2019re looking to put down roots here, you\u2019re<\/span> <span style=\"font-weight: 400;\">in luck. Getting a home in one of the top<\/span> <span style=\"font-weight: 400;\">neighbourhoods is within your grasp \u2014 and<\/span> <span style=\"font-weight: 400;\">it\u2019s reasonably affordable. While the city waits<\/span> <span style=\"font-weight: 400;\">for the oil market to turn around and with new<\/span> <span style=\"font-weight: 400;\">mortgage regulations, houses here offer extra<\/span> <span style=\"font-weight: 400;\">amenities that you won\u2019t get anywhere else.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cIt is an exceptional time for buyers to get<\/span> <span style=\"font-weight: 400;\">into areas like Upper Mount Royal, Altadore<\/span> <span style=\"font-weight: 400;\">and Aspen,\u201d notes Barb Richardson, a senior<\/span> <span style=\"font-weight: 400;\">vice-president of sales at Sotheby\u2019s International<\/span> <span style=\"font-weight: 400;\">Realty Canada. \u201cWhere they may have been<\/span> <span style=\"font-weight: 400;\">\u2018priced out\u2019 a couple years back, a home that<\/span> <span style=\"font-weight: 400;\">sold for $2 million in 2014 is now down, [at]<\/span> <span style=\"font-weight: 400;\">around $1.7 million in 2019. When the market \u2018returns,\u2019<\/span> <span style=\"font-weight: 400;\">these buyers will be in a good position should<\/span> <span style=\"font-weight: 400;\">they wish to sell. Those that bought their<\/span> <span style=\"font-weight: 400;\">houses during the oil boom may have paid 10 to<\/span> <span style=\"font-weight: 400;\">20 per cent more for their equivalent home.\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Current expansions of the city\u2019s pioneering<\/span> <span style=\"font-weight: 400;\">light rail transit system \u2014 the CTrain \u2014<\/span> <span style=\"font-weight: 400;\">will also likely raise the value of numerous<\/span> <span style=\"font-weight: 400;\">neighbourhoods in the near future.<\/span> <span style=\"font-weight: 400;\">\u201cCommunities that will benefit from the LRT<\/span> <span style=\"font-weight: 400;\">line and Stoney Trail expansion represent smart<\/span> <span style=\"font-weight: 400;\">investments,\u201d says Richardson. \u201cI particularly<\/span> <span style=\"font-weight: 400;\">like Inglewood, which is becoming Calgary\u2019s<\/span> <span style=\"font-weight: 400;\">up-and-coming music area along the river, and<\/span> <span style=\"font-weight: 400;\">West End neighbourhoods, like Springbank and<\/span> <span style=\"font-weight: 400;\">Elbow Valley.\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Richardson also speaks highly of University<\/span> <span style=\"font-weight: 400;\">District, a multi-builder development that<\/span> <span style=\"font-weight: 400;\">will offer condos and townhomes, as well as<\/span> <span style=\"font-weight: 400;\">single family homes and rental properties.<\/span> <span style=\"font-weight: 400;\">\u201cIt\u2019s perfectly situated between the city\u2019s two<\/span> <span style=\"font-weight: 400;\">largest hospitals and the University of Calgary,\u201d<\/span> <span style=\"font-weight: 400;\">she explains, citing that each provides stable<\/span> <span style=\"font-weight: 400;\">employment. \u201cSome of the first projects here<\/span> <span style=\"font-weight: 400;\">have already been launched with unprecedented<\/span> <span style=\"font-weight: 400;\">demand and excitement, beyond what we are<\/span> <span style=\"font-weight: 400;\">seeing in any other area of new construction<\/span> <span style=\"font-weight: 400;\">and resale in Calgary.\u201d<\/span><\/p><\/blockquote>\n<div class=\"image_block_single\"><img decoding=\"async\" src=\"https:\/\/sothebysrealty.ca\/insightblog\/wp-content\/uploads\/2019\/04\/28489734print.jpg\" alt=\"\"><a href=\"Victoria MLS 387005\" target=\"_blank\">Victoria MLS 387005<\/a><\/div>\n<blockquote><p><strong>VICTORIA<\/strong><\/p>\n<p><span style=\"font-weight: 400;\">Next to Vancouver \u2014 which has some of the<\/span> <span style=\"font-weight: 400;\">most highly valued real estate in the country<\/span> <span style=\"font-weight: 400;\">\u2014 Victoria is a hip and trendy city (albeit<\/span> <span style=\"font-weight: 400;\">smaller) in its own right. And thanks to the<\/span> <span style=\"font-weight: 400;\">arrival of the tech sector \u2014 an employment<\/span> <span style=\"font-weight: 400;\">boon that has been in full swing this past<\/span> <span style=\"font-weight: 400;\">decade \u2014 it\u2019s attracting millennials and<\/span> <span style=\"font-weight: 400;\">those looking for a more affordable west<\/span> <span style=\"font-weight: 400;\">coast community to put down roots in.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cPeople in the tech industry have realized<\/span> <span style=\"font-weight: 400;\">what an amazing place this is to raise a family,\u201d<\/span> <span style=\"font-weight: 400;\">says Glynis MacLeod, a senior sales advisor at<\/span> <span style=\"font-weight: 400;\">Sotheby\u2019s International Realty Canada. \u201cThis<\/span> <span style=\"font-weight: 400;\">has promoted gentrification in some relatively<\/span> <span style=\"font-weight: 400;\">untapped areas, such as Esquimalt (generally<\/span> <span style=\"font-weight: 400;\">home to naval families), View Royal and the<\/span> <span style=\"font-weight: 400;\">bohemian neighbourhood of Fernwood, causing<\/span> <span style=\"font-weight: 400;\">prices to go up dramatically.\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400;\">While these neighbourhoods are becoming<\/span> <span style=\"font-weight: 400;\">popular, MacLeod concedes that prices in some<\/span> <span style=\"font-weight: 400;\">established areas, like downtown or Oak Bay,<\/span> <span style=\"font-weight: 400;\">continue to rival Vancouver\u2019s; still Victoria<\/span> <span style=\"font-weight: 400;\">retains plenty of affordable options.<\/span> <span style=\"font-weight: 400;\">\u201cBroadmead is often overlooked,\u201d says<\/span> <span style=\"font-weight: 400;\">MacLeod, referring to the more northern area<\/span> <span style=\"font-weight: 400;\">[Saanich Peninsula], where a $1.8-million Oak<\/span> <span style=\"font-weight: 400;\">Bay detached four-bedroom home has decreased<\/span> <span style=\"font-weight: 400;\">in price, to $1.2 to 1.4 million in 2019. In a city of mild<\/span> <span style=\"font-weight: 400;\">winters and far lower traffic density than in<\/span> <span style=\"font-weight: 400;\">larger cities, moving away from the core to the<\/span> <span style=\"font-weight: 400;\">Peninsula isn\u2019t a huge sacrifice.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cA half-an-hour commute is not bad,\u201d says<\/span> <span style=\"font-weight: 400;\">MacLeod. \u201cAnd if you moved out towards<\/span> <span style=\"font-weight: 400;\">Brentwood Bay or Dean Park, there are<\/span> <span style=\"font-weight: 400;\">amazing values there.
