Rental Rules 1) Lessee shall pay One month rent at the signing of the lease, and One month rent shall be paid in advance at signing as collateral for any damages occurred during occupancy, and it shall be returned at the end of the lease.
2) The Tenant shall not smoke in the property.
3) No pets are permitted.
4) The Tenant will provide the owner with an Equifax report and/or equivalent documentation demonstrating their credit worthiness.
5) References / proof of employment must be provided within three (3) days following the acceptance of the Promise to Lease, to the entire satisfaction of the Lessor.
6) No short-term leases of less than twelve (12) months are permitted, and the Tenant shall not sublet the property.
7) During the term of the Lease, the Lessee shall be responsible for minor repairs up to $400.00 in total. Any repair of or exceeding $401.00 shall be the responsibility of the Lessor.
8) The Lessee shall obtain tenant civil liability insurance in the amount of $2,000,000 for the duration of the Lease. Proof of insurance must be provided to the Lessor prior to the signing of the Lease.
9) A pre-occupancy walk-through shall be conducted Three (3) days prior to the commencement to the Lease. A final walk-through shall be conducted One week prior to the expiration of the Lease. The property must be returned in the same condition as at start of the lease, minus regular wear and tear.
10) No painting is permitted without the prior consent of the Lessor.
11) The Lessee must sign and comply with the building rules and regulations prior to signing the Regie du Logement lease.
12) The moving fees charged by the building are the responsibility of the Lessee.
13) The Lessee shall be responsible for any fees related to lost keys.
