1) The LESSEE must provide proof of two million dollars ($2 000 000) in liability insurance and maintain it for the duration of the lease.
2) The LESSEE must be aware of the regulations of the building and respect them.
3) The LESSEE will be responsible for the moving in and moving out costs in effect, payable to the management of the co-ownership of the building, to be organized prior to the moving day (refer to the regulations of the building).
4) The LESSEE must be a non-smoker of any kind (vaping, cannabis or other)
5) The LESSEE is responsible to present his credit report (Equifax or other) with any promise to lease and this must be at the complete satisfaction of the LESSOR.
6) The lease will be a fixed term, from 6 to 12 months maximum, no short term subletting, AirBNB prohibited.
7) Animals are not allowed unless the LESSOR decides otherwise.
8) If the lease ends, the LESSEE must accept visits three (3) months before the end of the lease, and allow visits at least one (1) day during the week and one (1) day during the weekend.
9) The property will be returned in the same condition as it was delivered. In the event of any failure to do so, the LESSEE is fully responsible for repairing, at their own expense, any damage to the unit including all the inclusions stipulated in clause 4.5, any damage caused in the common areas, or any related property associated with the condo.
10) Upon signing the lease, both the first month's rent and the last month's rent will be due.
11) Additional Information: No painting or renovations are allowed in the condo without written permission from the LESSOR. The lease is limited to the individuals listed in the lease agreement. Any changes require written notification to the LESSOR.
Repairs to appliances, the air conditioning system, and other items are the LESSOR'S responsibility, EXCEPT in cases of misuse or negligence by the tenant. General maintenance and repairs are the tenant's responsibility.
