It’s an honor the current owner cherished while he preserved and upgraded it over the past 30 years.

Seaway ships can be viewed to the western horizon from the sunroom and two front bedrooms with balconies. A third bedroom overlooks lawn and gardens on the property of almost an acre.

There are two convenient outbuildings. A large balcony off the studio in the two-storey coach-house offers spectacular views of the river as does an attached ground level deck. The ground floor hobby-room/workshop has a beautiful, unique stone floor. A two-car garage is just steps away. Both outbuildings were added about 25 years ago, using aged materials to retain the property’s heritage value. Several bright perennial gardens surround the house and enhance the east property line. There are strawberries, raspberries, rhubarb, apple trees and vegetable plots.

The house has a large living room, kitchen/dining room, washroom, laundry room and the river-facing sunroom on the ground floor. There are three large bedrooms and a bathroom upstairs. 2020 Edwardsburg/Cardinal taxes were $2496. 2021 insurance premium on the house and outbuildings, based on $3,000,000 replacement value, is $2274. Electrical cost averages $100 per month. All windows are vinyl. Kitchen cupboards and countertop were replaced in 2018. Well and septic are good. The roof was replaced in May 2021.

Battle of The Windmill
The 1838 Battle of the Windmill was a deadly encounter that pitted some 250 U.S. invaders against local militia and British troops. The Americans believed their northern neighbors would welcome freedom from colonial dominance. Instead, they encountered armed resistance at the windmill and surrounding buildings in the hamlet of Newport. Dozens on both sides were killed or wounded. Many more were tried, hanged or shipped to Australian penal colonies.

The subject house was then a three-story granary serving the windmill. Members on both sides lost their lives there at different stages of in the four day battle. The building was gutted and its top storey was burned off. Gunfire scars remain on its stone walls. Before becoming a residence this building served variously as a tavern, hotel and store.

The current owner is a founding member of Friends of the Windmill, a volunteer group that maintains the Windmill/lighthouse. That property is owned by Parks Canada. The group keeps it open to visitors, sells books and souvenirs and employs student staff each summer (except for Covid closure) to explain details of the battle and history of the property.). A new owner would be welcomed to this modest service group.

Area Description

Windmill Estate is two minutes from the international Prescott/Ogdensburg Bridge and the junction of highways 401 and 416. These offer direct access to Ottawa (45 minutes), Toronto (3.5 hours) and Montreal (1.5 hours).
Prescott (pop. 4000) is two kilometers west. It has primary and high schools, Canadian Tire, Independent Grocer, Shoppers Drug Mart, professional services, restaurants and major banks. Two modern hospitals are 20 minutes away, in Brockville (pop 21,000) and Kemptville. Marinas are two minutes in each direction. The famous Thousand Islands begin 25 km upriver.
