Property Description
ABOUT THE LAND
1. It is located in the geographical and historical center of Corbeanca commune with an access of 52 linear meters to Primăverii Street, in the vicinity of the intersection of three car traffic directions, respectively the roads to and from DN 1, (Buftea/Tamași) and the residential neighborhood Paradisul Verde/Ostrat.
2. It is adjacent to the pole of maximum local interest represented by the Mega Image 2 store and the Moara Corbeanca Shopping Center around which the socio-commercial center of the commune was created, the place of shopping and socialization of the active, prosperous and educated population of the commune.
3. The Moara Corbeanca Shopping Center and the Mega Image supermarket offer an already created ford in the middle of a CAPTIVE MARKET (the population of the commune), with a visible traffic in continuous growth that requires the modernization of the intersection, in this regard there is already a project.
SPECIFICS AND ADDED VALUE OF THE LAND
1. It has direct access to all public utilities: electricity, gas, water/sewerage.
2. It has a generous opening of 52 linear meters to the Primăverii Street, allowing special visibility and easy and separate access to the various functions proposed.
3. It is completely fenced towards the three neighborhoods with a brick/concrete fence/wall of approx. 3 linear meters high.
5. Towards all three neighborhoods along the fence there is a rich and massive evergreen vegetation with heights that reach over 15 linear meters.
6. Inside the land there is a rich, diverse and massive vegetation with heights of up to about 20 linear meters: firs, linden, willows, birches, Canadian maples, pines, cupressocyparis.
7. In collaboration with an architecture firm in Bucharest, an architectural concept was developed that wanted to propose a construction project/idea meant to save and exploit as much of the existing tree vegetation as possible, in the interest of future functions and their future clients. In this way, the spirit that animates the local community that loves nature and green spaces would also be preserved.
In conclusion, we propose for sale or association with a developer interested in developing a multifunctional complex, health (medical clinic, wellness center) and housing or any other commercial functions, this excellent land positioned in a community with a high standard of living.

1. Corbeanca is located in the European Union region called Bucharest-Ilfov which, in the decade 2012-2022, recorded the second highest increase in GDP among all 242 European regions, respectively 104.2%.
The absolute figures are also relevant, namely a GDP/capita of 35,200 euros, corresponding to a total nominal GDP of 80.3 billion euros. If the figures are adjusted for purchasing power (PPS), then the GDP of the Bucharest-Ilfov region becomes 125.8 billion euros, corresponding to a GDP/capita of 62,900 euros.
The conclusion is that, from this perspective, Bucharest-Ilfov is one of the richest regions of the EU with a direct impact on the level of prosperity and purchasing power of the related communities.
2. Corbeanca has been, since 2013, in the top 3 localities in Romania according to the Local Social Development Index (IDSL) as calculated in the first report issued by the Consultative Council for Regionalization (CONREG, "Disparities and flows in the socio-economic foundation of Romania's administrative regionalization" ). Among the indicators taken into account were the high level of education, lower average age, rich material capital, both private and public. In this sense, Corbeanca was ahead of all the major cities of Romania, including Bucharest, Timisoara, Cluj.
3. The population of Corbeanca has grown, in recent years, at a significant rate and can now be estimated at about 20,000 inhabitants, respectively more than double the population of about 20,000 inhabitants ago. 5 years given that its purchasing power is a multiple of the national average. However, the trend of further substantial population growth is evident especially in the favorable context created by:
- the appearance in the vicinity of the Therme leisure center and Edenland Park
- development of the Hornbach-Carrefour commercial area at the entrance to Corbeanca (Value Center)
- diversification of the infrastructure aimed at connecting with Bucharest (A0 ring road and related connection projects, including bringing the metro to Otopeni)
- the proximity of Otopeni-Henri Coandă International Airport for those who travel frequently by air
It is important to emphasize that the migrated population from Bucharest and other localities is generally represented by corporates, entrepreneurs, IT specialists or practitioners of liberal professions (lawyers, doctors, notaries, consultants, etc.), people aged between 30-45 years, prosperous families with 1 or 2 children, exposed to the trends of the modern world. It should be noted that the trend of working from home part-time or full-time comes to confirm the trend triggered by the Covid pandemic but also the concept promoted at European level and called the 15-minute city, an urban planning concept that aims to solve most of the needs of a community in a perimeter that can be covered by cycling or even walking in approx. 15 minutes.
There is all the data to assume that this concept is the one to which the community of Corbeanca naturally turns, which wants to live close to nature, healthy, away from the pollution of the city, but close to the suppliers of quality goods and services.
