Positioned on a hillside with a south-western orientation, the villa looks directly across the water, where the horizon shifts from bright blue mornings to long sunset evenings over the Ionian Sea.
The residence extends across 365 sqm on a 4,171 sqm plot and combines clean architectural lines with natural materials drawn from the island landscape. Stone surfaces, pale timber, and soft earth-toned furnishings balance the strong geometry of the house, while wide expanses of glass allow the surrounding sea and sky to remain constantly present throughout the interiors.
The main villa is arranged over two levels, with the principal living spaces positioned to maximise natural light and the panoramic outlook. The open-plan kitchen, dining area, and lounge open directly onto expansive terraces and the infinity pool, creating a continuous connection between indoor and outdoor living. A fireplace anchors the main sitting area, while floor-to-ceiling sliding doors frame uninterrupted views across the coastline.
The bedroom accommodation has been thoughtfully separated to create privacy for both owners and guests. The upper level includes an en suite bedroom with its own balcony and outdoor jacuzzi overlooking the sea. On the main living level, the primary suite sits alongside a further en suite guest or staff bedroom. At a lower level beside the pool, two independent guest suites each open onto private verandas and individual jacuzzis, creating a more secluded atmosphere within the property.
Outdoor living forms the centre of daily life here. The infinity pool stretches toward the horizon, surrounded by broad terraces, shaded pergolas, and lounge areas positioned for different times of day. A covered outdoor dining space sits beside the pool, while sun loungers line the terrace facing the open sea. In the late afternoon, the light reflects across the water and moves slowly through the outdoor spaces until sunset disappears directly into the horizon.
The villa was designed with sustainability in mind, incorporating local materials and an environmentally conscious approach to construction. Additional features include air conditioning, security system, storage areas, private parking, and walkable access to the nearby coastline.
Despite its peaceful setting, Aristi remains within easy reach of Zakynthos Town, beaches, and the island’s marina and restaurants, combining privacy with convenient access to the island’s main attractions.

Area Description

Zakynthos (Zante) is one of the Ionian Islands. It is reachable by air (duration of flight is 50 minutes from The Athens International Airport) as well as by sea (ferryboats from Kyllini, Peloponnese – duration of travel less than 2 hours). Kyllini is located 80 kilometers south of the port of Patra that links Peloponnese to Italy.
The island is famous around the globe for the extraordinary beauty of the beach “Navagio” (meaning Shipwreck – named after the ship that grounded on the beach in early 1980s) that combines sheer cliffs with white sand and turquoise waters. Despite its remoteness and the fact that it is accessible only via small boats, “Navagio” is one of the most photographed beaches of the world.
Due to its diverse underwater environment, Zakynthos and especially the region “Keri” is considered a paradise for those who love scuba diving, as it offers the chance to explore caverns and tunnels. Furthermore, lovers of marine life are attracted to the island in order to see the beach of Laganas Gulf, where sea turtles lay their eggs on the beach. Laganas beach is considered a protected area and belongs to the National Marine Park of Zakynthos.
Zakynthos is the birthplace of many intellectuals, among them Dionysios Solomos, the Greek poet who wrote the “Hymn to Liberty” that became the national anthem. Also, the island has a long music tradition of serenades, love songs that were sang by men, expressing their feelings under the moonlight.

In ancient times Zakynthos was part of Odysseus’s Kingdom, while during contemporary history the island incurred many years of Venetian, French and British domination, until 1864, when it was united with Greece. The history of the island interweaves with earthquakes and this is why the building regulation is very strict.
The patron saint of the island, Saint Dionysios is considered a remarkable example of forgiveness as according to tradition he saved the murdered of his beloved brother. His body remains intact and rests in the church of Saint Dionysios in the capital of the island.
