Property Description
Set within the unspoiled landscape of Vasilikos in southern Zakynthos, Oria is positioned above the Ionian coastline, surrounded by olive groves and mature pine forest. The residence unfolds across a 6,600 sqm plot where the terrain, vegetation, and architecture have been carefully considered together, allowing the house to sit naturally within its setting while maintaining open views toward the sea.
Designed as a contemporary interpretation of Mediterranean living, the villa is composed through a series of low stone volumes connected by glazed corridors, terraces, and sheltered outdoor spaces. The architecture remains restrained and precise, using natural stone, pale surfaces, and carefully framed openings to soften the boundary between interior and exterior living. Throughout the day, light moves gradually across the stone walls and shaded courtyards, while the surrounding pine trees create a constant sense of privacy and stillness.
The residence is arranged across two principal wings that separate the private and social areas of the home. One wing accommodates the bedrooms, while the other contains the open-plan kitchen, dining, and living spaces, all oriented toward uninterrupted Ionian views. At the centre of the composition, a glass-enclosed internal courtyard introduces natural light deep into the interior and visually draws the surrounding landscape into the core of the house.
Wide sliding openings connect the living areas directly to expansive terraces and the swimming pool, positioned to face the horizon and the changing evening light across the sea. The terraces are integrated gently into the slope of the land, creating multiple outdoor seating areas sheltered from the wind and framed by olive trees and native planting.
A lower level introduces an additional guest bedroom and secondary living area, allowing flexibility for family and visitors. The material palette remains consistent throughout, combining contemporary detailing with natural textures that reflect the tones of the surrounding hillside.
Currently under construction and scheduled for completion by the end of 2026, Oria brings together architectural clarity, privacy, and a strong connection to the landscape in one of Zakynthos’ most sought-after coastal settings.

Zakynthos (Zante) is one of the Ionian Islands. It is reachable by air (the flight duration is 50 minutes from The Athens International Airport) and by sea (ferryboats from Kyllini, Peloponnese – period of travel less than 2 hours). Kyllini is located 80 kilometres south of the port of Patra, which links the Peloponnese to Italy.
Due to its diverse underwater environment, Zakynthos and, especially, the region “Keri” are considered paradises for those who love scuba diving, as they offer the chance to explore caverns and tunnels. Furthermore, lovers of marine life are attracted to the island to see the beach of Laganas Gulf, where sea turtles lay their eggs on the beach. Laganas Beach is a protected area and belongs to the National Marine Park of Zakynthos.
Zakynthos is the birthplace of many intellectuals, among them Dionysios Solomos, the Greek poet who wrote the “Hymn to Liberty” that became the national anthem. Also, the island has a long musical tradition of serenade love songs sung by men, expressing their feelings under the moonlight.
In ancient times, Zakynthos was part of Odysseus’s Kingdom, while during contemporary history the island incurred many years of Venetian, French and British domination until 1864 when it was united with Greece. The island’s history interweaves with earthquakes, so the building regulations are stringent.
The island’s patron saint, Saint Dionysios, is considered a remarkable example of forgiveness as, according to tradition, he saved the murder of his beloved brother. His body remains intact and rests in the church of Saint Dionysios in the capital of the island.
