Property Description

Villa Litha is set into the terraced hillsides of western Tinos, overlooking Agios Petros Beach and Kalivia Bay with uninterrupted south-western views across the Aegean. Currently under construction and scheduled for delivery before summer 2026, the property has been designed to sit quietly within the landscape, following the contours of the island rather than imposing upon them. Natural stone walls, planted terraces, and low horizontal volumes allow the architecture to blend into the dry Cycladic terrain, where thyme, rock, and sea meet beneath the changing light of the western horizon.
Positioned on a private 7,400 sqm estate, the residence unfolds gradually through a series of sheltered outdoor spaces, courtyards, and terraces that frame the sea from different elevations. The approach feels intentionally understated, with the house appearing almost embedded within the hillside. From the pool terrace, the coastline opens fully toward the sunset, while the surrounding land preserves a strong sense of privacy and silence.
The principal living spaces follow a restrained architectural language of natural textures and soft tonal materials. Stone flooring, pale timber, textured plaster, and full-height openings create interiors that feel calm, cool, and closely connected to the landscape outside. The open-plan sitting room and kitchen are arranged around framed sea views, with sliding openings extending the interior directly onto shaded terraces and the infinity pool. Throughout the day, light moves softly through the rooms, filtered by recessed verandas and deep overhangs designed for the island climate.
The kitchen and dining areas remain deliberately integrated into the main living volume, encouraging an easy flow between cooking, gathering, and outdoor living. Furnishings and finishes remain minimal and tactile, allowing the architecture and surrounding landscape to define the atmosphere rather than decorative elements. A ceramic cup left beside the stone kitchen counter catches the final light before sunset.
Accommodation is distributed between the main villa and an independent guesthouse, allowing both privacy and flexibility for family and visitors. The bedrooms continue the same understated palette seen throughout the house, with soft natural materials, integrated joinery, and openings positioned to frame either the sea or the protected courtyards carved into the hillside. Bathrooms are designed with sculptural stone basins and muted finishes that echo the colours of the island itself.
One of the most distinctive elements of the property is the separate guesthouse, positioned beside a restored threshing floor and inspired by the simple geometry of traditional shepherd dwellings found across Tinos. Built with local stone and carefully integrated into the terrain, the structure creates a quiet secondary retreat within the estate while maintaining architectural continuity with the main residence.
Outdoor living defines much of the experience at Villa Litha. The elongated infinity pool appears to extend directly toward the horizon, bordered by sun terraces, shaded seating areas, and outdoor dining spaces protected from the summer wind. The design responds intelligently to the island’s topography and climate, using stone retaining walls and recessed volumes to create shelter while preserving openness toward the sea.
Despite its secluded atmosphere, the property remains within easy reach of Kardiani, nearby beaches, and Tinos Town, balancing privacy with accessibility. Villa Litha presents a contemporary interpretation of Cycladic living — architectural restraint, connection to landscape, and a measured relationship with the sea and sky that surround it.
Scheduled for delivery before summer 2026.

Area Description

Just a 20- minute ferry ride from Mykonos, the island is worlds away from the hedonistic party scene, and is the perfect location for those looking for a more authentic Greek lifestyle experience.
Tinos has recently started making waves on the international foodie scene, due to its unique landscape producing world-class wines, herbs, honey and cheeses.
It is already an undoubted leader in the realm of Greek wines. T-Oinos Wines is an organic vineyard supplying high-end restaurants across Europe, including Alain Ducasse, whilst the Domaine de Kalathas is an off-grid vineyard making use of 150- year-old un-grafted vines.
In fact, this windswept island is said to be Greece’s new wine frontier, with its sandy soil protecting the local terroir from the phylloxera pest. Meanwhile, beer aficionados with love the multi-award-winning Nissos Microbrewery, open for tours and tastings throughout the summer.
No place has a richer marble-crafting tradition than Tinos, and this glittering white stone is used throughout the island to stunning effect. Discover Pyrgos, an iconic village decorated throughout with intricate marble carvings and almost an outdoor museum in its own right. Be sure to explore the interior of the island, puzzling over the surreal lunar landscape of Volax and its mysterious, monumental boulders. Driving around the island, visitors will spot ornately decorated pigeon houses dotted across the landscape. These dates from the 17th Century, when pigeons were a useful source of both meat and fertiliser!
Sports enthusiasts can take advantage of the annual Tinos Challenge, a part of the Cyclades Trail Cup. Held in December, the event includes three demanding races, including a 20km trail, a mountainous sprint and a ‘mini-challenge’. Tinos is also an ideal location for water sports – Kolybithra Beach on the northeast coast is a particular surfing paradise, with wild waves and strong meltemi winds throughout the summer months.
