Property Description
Vida sits above Kavia Bay on the island of Kea, positioned to face uninterrupted Aegean views that extend across the coastline and open sea beyond. Built in the island’s traditional architectural style, the villa combines solid local stone, pale timber pergolas, and soft earth-toned interiors, creating a house that feels naturally connected to its surroundings. The beach below can be reached on foot, while the elevated setting brings both privacy and constant sea views throughout the property. Arranged across 307 sqm, the villa unfolds through a series of interconnected indoor and outdoor living spaces designed for long summer stays. Thick stone walls and slate flooring introduce texture and coolness to the interiors, while white-painted timber ceilings soften the atmosphere and reflect the changing daylight. Large openings frame the sea from nearly every principal room, allowing the landscape to remain central to the experience of the house.
The main living and dining areas open directly onto shaded terraces and the pool deck, creating a natural flow between inside and outside. The kitchen follows the same restrained palette, with light cabinetry, stone detailing, and windows overlooking the terraces and sea. Throughout the villa, the materials remain simple and tactile, balancing traditional island construction with a relaxed contemporary sensibility.
Five bedrooms and five bathrooms are distributed to provide both privacy and comfort for family living or extended guest accommodation. Several bedrooms open directly onto terraces or garden areas, while soft neutral fabrics and natural light create a calm, understated atmosphere. In one of the upper rooms, the morning light reaches across the stone flooring as the sea remains visible beyond the hillside.
Outdoor living is central to Vida. A large infinity pool stretches toward the horizon, bordered by wide timber decks and shaded pergolas designed for dining, reading, or spending long afternoons beside the water. Covered terraces include an outdoor oven, BBQ, and generous dining spaces framed by dry-stone walls and climbing greenery. The orientation of the property captures both the open sea and the rugged landscape of Kea, particularly as the light softens in the evening across Kavia Bay.
Kea remains one of the most accessible Cycladic islands from Athens, known for its walking trails, protected coves, traditional villages, and quieter pace of life. Vida reflects this atmosphere naturally — substantial enough for extended summer living, yet grounded in the architectural language of the island itself.

Kea’s proximity to the Greek mainland, as well as its connection to the smaller port of Lavrio (rather than Pireaus), has left it unsullied by the heavy tourist developments of many of its compatriots. The ferry remains half empty throughout the summer months, allowing visitors to enjoy their approach in peace and quiet, whilst Ioulis, the main town, is a jumble of white and ochre houses piled onto the mountainside, and is pleasantly car-free. The few visitors to be found meandering its winding streets tend to be cosmopolitan Athenian weekenders, who come to eat well and relax on the island’s many untouched beaches.
Kea’s landscape is unique amongst the Cycladic islands, being as it is blanketed in ancient oak forests. The island is known for its tasty honey – find the best at Anthea’s World, alongside local pasteli and organic prickly pears. Look out for the Kea Lion, carved from slate in the 6th Century BC and lounging in a valley beyond Ioulida.
A highlight of the island is its rich scuba-diving opportunities, providing excellent visibility and rich marine life. The wreck of a 19th-century steamship is a particular favourite for recreational divers and the average sea temperatures of 20°-26°c help! Kea is also a hikers paradise, with a network of trails crisscrossing the island.
Look out for the new One & Only Kea Island, currently being development by Kerzner and Dolphin Capital and sure to inject a luxury vibe to this rustic island.
