Property Description
Positioned in the peaceful residential enclave of Dionysos, in the northern suburbs of Athens, Irea is a contemporary residence designed around privacy, natural light, and functional family living. One of only two homes within the development, the property combines clean architectural lines with warm natural materials and carefully balanced indoor-outdoor spaces.
The residence extends across multiple levels connected by both staircase and elevator, with approximately 550 sqm of interior space designed to accommodate both everyday living and independent guest accommodation. Broad openings, oak flooring, concealed lighting, and soft neutral finishes create a calm atmosphere throughout the interiors, while full-height glazing allows daylight to move naturally through the house from morning to evening.
The principal reception areas occupy the upper ground and first floors. A spacious living and dining room opens directly onto a covered terrace overlooking the swimming pool and landscaped garden, creating a seamless extension of the main living spaces during the warmer months. A second family lounge with fireplace sits slightly apart from the formal reception area and connects directly to the garden, providing a more private and relaxed setting within the house.
The kitchen follows the same restrained design approach, with integrated cabinetry, generous preparation surfaces, and direct access to both indoor and outdoor dining areas. The flow between the different living spaces feels practical and intuitive rather than overly formal.
The upper floor accommodates the main bedroom suites, including a generous principal bedroom with walk-in wardrobe and marble-finished bathroom. Large windows frame views toward the surrounding greenery of Dionysos, while the additional bedrooms continue the same understated palette of timber flooring, concealed storage, and soft natural light.
The lower ground level significantly expands the flexibility of the property. With its own independent entrance and direct access to a private garden, this level can operate as a self-contained apartment, guest accommodation, or family entertainment floor. It includes an additional living room, guest bedroom suite, service quarters, laundry and storage rooms, a marble hammam, and a dedicated fitness area.
Outside, the swimming pool forms the centre of the landscaped garden, bordered by wide timber decking and shaded sitting areas. Mature planting softens the contemporary architecture and enhances privacy throughout the exterior spaces. In the late afternoon, light reflects across the water and into the reception rooms, while the covered veranda remains cool and sheltered during the height of summer.
Modern infrastructure has been integrated discreetly throughout the residence, including underfloor heating, integrated air conditioning, elevator access to all floors, advanced security systems, and a four-car garage with electric charging points and generator support.
Despite its quiet setting, Irea remains within convenient reach of Kifissia, Marousi, international schools, and central Athens, making it equally suited as a permanent family residence or an Athens base with substantial independent living capacity.

Kifissia, the undoubted centre of Athens' northern suburbs is the city's main upper-class district known for its elegant mansions, extensive parks, foreign schools, gastronomy scene and relaxed lifestyle.
Heading north from Athens Centre along Kifissias Avenue, we encounter a series of affluent districts each one with its own distinctive identity.
Psychiko and Filothei suburbs developed during the 1920s for the Athenian aristocracy of the time have been influenced by the architectural style of English garden cities. No wonder why many of the streets here are named after flowers. Besides hosting a significant number of foreign embassies they are also known for their elite private schools: Arsakeio Tositseio School, Moraitis School and Athens College.
Further north Kifisia, Kastri, Kefalari, Ekali, Dionysos and Politia are all idyllic districts developed amongst vast city parks that one feels being in the mountains. As they are slightly elevated from the sea level and in close proximity to the countryside the air is much cleaner and cooler. Their centres are buzzing around vibrant cafes, elegant restaurants and sophisticated boutique shopping malls.
Goulandris Natural History Museum founded in 1964 and villa Kazouli are two of Kifissia’s landmarks housed in imposing neoclassical building. Kifissia’s Park, a unique space that was created in 1885 and features sky-tall trees, wonderful design, a café and playground.
For passionate tennis players, two of Greece’s elite private clubs are based in the northern suburbs. Ekali club and Tatoi club that offers a variety of wellness services and top-class restaurants to their members.
