Property Description

On Kommeno headland, the morning light arrives across the water and finds the whole estate at once: the slope runs straight toward the sea and the east, and by the time the channel has colour, the terracotta façade, the garden terraces, and the pine trees above them are already warm. The pine resin reaches the upper terrace before anything else — it comes down from the slope with the first heat of the day, and it stays until the oleander and rosemary in the lower garden take over in the afternoon. The house is built in terracotta render over stone, with brick-arched loggias along the seaward façade and a terracotta-tiled roof. The garden descends in stone-retained terraces below it, planted with mature olives, cypress, rosemary, and oleander. The approach, through a gated entrance and up a curving drive, arrives at the upper terrace through pine and mature olive; the garden is enclosed by the trees, and it is only from the terrace and the loggia above it that the channel opens — wide and flat, a single islet close in and the opposite Corfiot shore on the horizon beyond it. Three levels follow the land's fall, each with direct access to a terrace or garden at its level. The principal reception rooms are arranged across the main floor: travertine-floored, with floor-to-ceiling glazing along the seaward face, a dining area and sitting room on either side of a central spiral staircase in smooth plaster and timber. The Ionian channel is framed along the full length of this room; the travertine underfoot stays cool even at midday, when the cicadas on the slope outside have been going for two hours, and the garden has gone quiet around them. Eight bedrooms are distributed across the three levels, each with access to a terrace or garden. The master suite has its own private terrace with the channel view. A library-office occupies a separate room away from the main reception axis. Three fully equipped kitchens allow the house to function as a single household or operate at different levels — useful for extended family use or for separating guest accommodation from the principal quarters. The grounds of 3,500 sqm are planted with cypress, mature olives, rosemary, and oleander. Stone paths follow the terracing down from the loggia to the pool. On the garden side, a separate guest cottage sits within its own planted courtyard, with an antique olive-press millstone set in the lawn before its door — still in its stone basin, the weight of it a plain statement of how long this land has been worked. The infinity pool runs along the lower terrace, set within the garden and enclosed by cypress and pine. The stone surround is laid in the same limestone flags as the paths above; the flags are warm underfoot by mid-morning and hold the heat well into the evening. The upper terrace, beside the loggia arch, holds a long iron-and-glass table. In the evening, when the rosemary on the terrace wall has released its scent into the cooling air and the lights on the opposite shore have begun to appear across the water, it is the place where the conversation slows and the glasses stay full a little longer than intended. Fully equipped with air conditioning, security system, BBQ, and parking. Eligible for the Greek Golden Visa Programme.

Area Description

Sitting in the most northwesterly corner of Greece, Corfu is an elegant and cosmopolitan island, wearing the mantle of its colourful Venetian history with style.
‘Somewhere between Calabria and Corfu the blue really begins...you are aware of a change in the heart of things: aware of the horizon beginning to stain at the rim of the world: aware of islands coming out of the darkness to meet you’. So begins Lawrence Durrell’s 1945 ode to Corfu, Prospero’s Cell. Even today, visitors to the island often arrive by sea, approaching from Italy in the west or the Greek mainland in the east. Emerging in the early morning sunshine, the pastel-hued houses above Corfu Town’s old port are a jumble of slim tiers with narrow passages running between them, made brilliant with washing hung out to dry from every balcony like festive bunting. The tall Venetian mansions display ancient coats of coloured paint, blurred by successive winters and giving visitors to the town the feeling of stepping into a watercolour painting.
The town is centred on a wide, tree-lined esplanade called the Spianada, whose French arcades echo those of the Rue de Rivoli. A drop of Britishness is to be found on the noble sweep of this square, which is transformed into a cricket pitch throughout the summer - the world’s only working sports field within a UNESCO World Heritage Site.
Meanwhile, the Corfiot countryside boasts an elegiac greenery, unrivalled across Greece and in stark contrast to the solemn barrenness of the Aegean. Bathed in brilliant white sunlight throughout the summer months, the winter rains ensure a sublime frondescence across the island, with the inland valleys thickly carpeted with wild flowers, studded with gnarled olive trees and dense groves of stiffly swaying cypresses. The sophisticated north-east is known as Kensington-on- Sea, and is the site of the Rothschild family’s imposing summer villa. It is here that the luxury villa lifestyle comes into its own, with the hillsides sprinkled with secluded, high-end properties boasting private infinity pools and awe-inspiring sea views, with the snowcapped Albanian-Epirote mountains rising mysteriously in the east.
