At Barbati, the sea is the first thing the day touches. The sun clears the horizon to the east and finds the cove before it finds the hillside — the water shifting from grey to pale green in the space of a few minutes, the two villas of Cove Crest already in full light while the slope of cypress and bougainvillea behind them is still in shadow. The estate descends the cliff in terraced levels, connected by stone paths and planted retaining walls, oriented along a single east-facing axis so that every principal room, every terrace, and the rock platform at the water's edge all receive this same early light in sequence, from the upper house down to the jetty.
The upper villa, 233 sqm across two levels, is arranged around its outlook. Sliding doors clear entirely in summer, opening the living and dining room to a covered terrace that runs the full width of the seaward face. The floor is pale oak; the kitchen is finished in dark stone with patterned cement tile underfoot, a wine cooler set into the island. Three ensuite bedrooms occupy the upper level, each with its own balcony facing the water. Below, a private infinity pool sits on the terrace, with an outdoor kitchen and a separate poolside structure of 16 sqm housing storage and a sauna.
The lower villa, 372 sqm across three floors and a basement, is the estate's larger volume. Kitchen, dining, and sitting room run in a single open sequence on the ground floor, the glass balustrade of the covered terrace giving directly onto the open water. The principal suite on the first floor has its own lounge, a private terrace, a jacuzzi, and a separate shower room; two further ensuite bedrooms occupy the attic level, both with sea-facing windows that hold the water from the first light of the morning. The basement accommodates laundry and storage, with flexible space that adapts as a cinema, gym, or studio.
Stone paths descend from the upper terrace through rosemary hedges and shaded seating areas, past an alfresco dining pavilion with an outdoor kitchen, to a rock platform with a jetty and a small cove where the water runs clear over pale limestone. By midday the stone underfoot is warm and the shadow of the single tall cypress has moved its full length across the lower terrace. The cicadas have been going since eight. In the early evening the surface of the cove flattens and the water takes on the colour of pale steel, the horizon clean and unbroken to the east.
The hour that stays is earlier — a coffee on the lower terrace while the water is still flat, the cove holding the first light, the rest of the hillside not yet awake, a towel left folded on the chair beside the steps.
Barbati beach is a short walk. Agni Bay and its waterfront tavernas are minutes by road. Corfu Town and the international airport are 20 minutes. The estate is eligible for the Greek Golden Visa and the Non-Dom Programme.

‘Somewhere between Calabria and Corfu, the blue really begins… you are aware of a change in the heart of things: aware of the horizon beginning to stain at the rim of the world: aware of islands coming out of the darkness to meet you’. So begins Lawrence Durrell’s 1945 ode to Corfu, Prospero’s Cell. Even today, visitors to the island often arrive by sea, approaching from Italy in the west of the Greek mainland in the east.
In the early morning sunlight, the pastel-hued houses overlook Corfu Town’s historic port. They create a charming medley of slender levels interconnected by narrow alleyways. Laundry hangs from every balcony, resembling vibrant festive bunting swaying in the breeze.
Towering Venetian mansions , bearing ancient coats of colourful paint softened by countless winters, give town visitors the sensation of stepping into a watercolour masterpiece.
Corfu has rightfully earned its reputation as Greece’s music capital
The island boasts a multitude of music associations, orchestras, bands, and a musical tradition dating back 400 years to the Venetian era of the island.
At the heart of the town lies a broad tree-lined promenade known as the Spianada. Elegant French arcades reminiscent of Rue de Rivoli echo through the air. An intriguing British influence can be discovered on this grand square. It transforms into a cricket pitch during the summer, a unique feature as it’s the only operational sports field within a UNESCO World Heritage Site.
Meanwhile, the Corfiot countryside showcases a mournful beauty unparalleled across Greece. It contrasts starkly with the stark barrenness of the Aegean. Drenched in brilliant white sunlight during summer, the island undergoes a sublime transformation thanks to winter rains. This causes lush greenery to blanket the inland valleys, which are thickly carpeted with wildflowers and adorned with gnarled olive trees, while dense groves of swaying cypresses punctuate the landscape.
In the sophisticated northeast, known as “Kensington-on-Sea,” you’ll find the finest real estate in Greece. The imposing summer villa of the Rothschild family anchors it. Here, the luxury villa lifestyle reigns supreme. Hillside properties are secluded amidst the landscape, boasting private infinity pools and awe-inspiring sea views. The enigmatic Epirote mountains, crowned in snow, loom mysteriously in the east.
