Property Description
Northern Pines is set within one of the most secluded residential enclaves of Athens’ northern suburbs, surrounded by mature pine trees and expansive private grounds that create a remarkable sense of distance from the city. Despite its proximity to central Athens, the property feels deeply connected to nature, with long views across wooded hillsides toward the mountains and the distant city skyline. The estate unfolds quietly behind landscaped gardens and winding driveways, with the scale of the land allowing privacy to remain constant throughout the property.
Spanning approximately 1,100 sqm across a single principal level, the residence follows a classical architectural approach defined by symmetry, generous proportions, and large entertaining spaces. Arrival begins through a broad marble entrance framed by columns and mature planting before opening into a central reception hall where polished stone floors, parquet detailing, and chandeliers establish the formal tone of the interiors. Large windows and wide openings draw natural light deep into the house while maintaining uninterrupted views toward the gardens and pool terraces.
The principal reception rooms are arranged for both formal entertaining and everyday living. An expansive living room centres around a stone-built fireplace and opens directly toward the outdoor terraces, while adjoining salon and dining areas allow the spaces to function independently or together depending on the occasion. Herringbone oak flooring runs throughout many of the principal rooms, reflecting the afternoon light that moves steadily across the interiors during the day. A separate eat-in kitchen combines substantial preparation space with extensive cabinetry and coffered ceilings, positioned discreetly away from the formal entertaining areas while still connected to the main circulation of the house.
The residence contains four spacious en-suite bedrooms, including a particularly large primary suite with garden access, walk-in wardrobes, and a marble bathroom. Several bedrooms open directly toward the surrounding lawns, reinforcing the relationship between the interiors and landscape. A separate study lined with dark wood shelving and its own fireplace creates a quieter, more intimate atmosphere within the house. Auxiliary spaces include staff accommodation, laundry facilities, storage areas, a closed garage, and additional covered parking.
The grounds are a defining feature of Northern Pines. Set within approximately 7,350 sqm of landscaped land and surrounded by a larger protected forest area, the estate combines broad lawns, mature trees, stone pathways, and open recreational areas. A large swimming pool sits at the centre of the gardens, bordered by terraces designed for outdoor dining and shaded seating. At dusk, the illuminated pool and low garden lighting give the property a calm, secluded atmosphere rarely associated with urban Athens. Within the wider estate grounds are additional community facilities including a helipad and extensive forest land.
Northern Pines combines the scale and privacy of a countryside residence with direct access to the capital. The result is a property defined less by ornament and more by space, landscape, and quiet permanence.

Heading north from Athens Centre along Kifissias Avenue, we encounter a series of affluent districts each one with its own distinctive identity.
Psychiko and Filothei suburbs developed during the 1920s for the Athenian aristocracy of the time have been influenced by the architectural style of English garden cities. No wonder why many of the streets here are named after flowers. Besides hosting a significant number of foreign embassies they are also known for their elite private schools: Arsakeio Tositseio School, Moraitis School and Athens College.
Further north Kifisia, Kastri, Kefalari, Ekali, Dionysos and Politia are all idyllic districts developed amongst vast city parks that one feels being in the mountains. As they are slightly elevated from the sea level and in close proximity to the countryside the air is much cleaner and cooler. Their centres are buzzing around vibrant cafes, elegant restaurants and sophisticated boutique shopping malls.
Goulandris Natural History Museum founded in 1964 and villa Kazouli are two of Kifissia’s landmarks housed in imposing neoclassical building. Kifissia’s Park, a unique space that was created in 1885 and features sky-tall trees, wonderful design, a café and playground.
For passionate tennis players, two of Greece’s elite private clubs are based in the northern suburbs. Ekali club and Tatoi club that offers a variety of wellness services and top-class restaurants to their members.
