Property Description
This 49,000 sqm (527,431 sq.ft.) waterfront property occupies a privileged position near Lixouri on the western side of Kefalonia, combining direct access to the shoreline with uninterrupted views across the Ionian Sea towards mainland Greece. The land extends gently from the coast inland, creating a setting defined by openness, scale and a continuous visual connection to the water.
The property's size and configuration provide an exceptional sense of privacy while preserving direct engagement with the surrounding landscape. From multiple points across the site, the coastline remains visible, with the natural topography creating a series of elevated positions overlooking the sea. The terrain unfolds gradually rather than dramatically, allowing the land to feel cohesive and accessible throughout.
One of the defining characteristics of the property is its extensive waterfront presence. The shoreline forms a natural boundary to the site, creating a direct relationship between the land and the sea while maintaining a sense of tranquillity rarely found along accessible coastal locations. The western orientation ensures open views across the water throughout the day, with the changing light becoming an integral part of the setting from morning through to sunset.
The scale of the land allows considerable flexibility for future development. Generous distances can be maintained between any future residence and neighbouring properties, while the varied topography creates multiple possibilities for positioning architecture to maximise privacy, orientation and sea views. The natural contours of the site encourage an approach that responds to the landscape rather than imposing upon it.
Although the setting feels distinctly private, both Lixouri and Argostoli remain within easy reach. Lixouri is known for its relaxed atmosphere and waterfront character, while Argostoli provides year-round services, dining and connections across the island. This part of Kefalonia remains among the less densely developed stretches of the Ionian coastline, preserving a sense of space and natural continuity that has become increasingly uncommon.
The combination of scale, waterfront positioning and uninterrupted sea views creates a setting where future architecture can sit comfortably within the landscape while maintaining a strong connection to the coastline. As the sun lowers across the western horizon, the sea and distant mainland gradually merge into the evening light, reinforcing the quiet character of this part of Kefalonia.

Shooting to fame as the location of Captain Corelli’s Mandolin, Kefalonia is an island of contrasts: its dramatic mountain scenery and rugged cliff faces highlighting the purity of its white sandy beaches and sparkling sapphire waters
The island’s capital is Argostoli, a neat and pleasant town filled with cafes, restaurants and bars. Take a seat at Ampelaki Restaurant, a little gem that combines the best quality ingredients with a passion for Kefalonian and Greek cuisine, or take your pick from the bustling cafes crowding the main square, Platia Valiianou.
Kefalonia’s coastline is dotted with secret beaches, ranging from soft and sandy to wild and rocky. Most of the beaches are quiet, even in the peak summer months, with plenty of natural shade provided by pine tree forests stretching down to the shoreline.
A morning at the picture-perfect Myrtos Beach, with its unbelievably soft sand and turquoise waters, is a sublime experience never to be forgotten.
Nature lovers can look out for the protected loggerhead turtles that creep ashore each night to lay their precious eggs, as well as the highly endangered monk seal, which plays in the warm waters around the coastline.
The most iconic settlement on the island is Fiscardo, the ‘St Tropez of Kefalonia’. This small fishing village was the only settlement not destroyed by the 1953 earthquake and retains its picturesque charm and examples of the island’s original Venetian architecture. Transforming into a yachters’ paradise come summer, the numerous tavernas lining its small harbour make the perfect setting for a long, leisurely lunch with a side of people-watching.
