This property has two water sources; Armjit Springs is pristine water for domestic use which allows 2.27305 m3/day, approximately 500 gallons per day (spring water) for this property.  Armjit Springs is located on Crown Land southwest of the property and is the legal/communal water source for everyone in this area.  It is gravity fed with tremendous water pressure – 80 P.S.I.  The second domestic water source comes from Riley Creek which provides domestic irrigation for growing hay, crops or keeping livestock – 9,991.18800 m3/year, approximately 2.64 million gallons per year for this property.  Both Armjit Springs and Riley Creek are gravity fed which is a huge benefit as both water sources do not need a pump for delivery.

The current owner has an active water license for both sources.  These licenses have a combined annual renewal cost of $100 ($50/each) and are transferrable to the new owner.

In 2013, the owner of the property applied to BC Hydro to have new 200A electrical services brought onto the property.  Hydro prepared a quote/electrical service design for service on the property – a single power pole to be located several hundred meters from the driveway entrance off McNary.  The service was to be 1 phase, 3 wire, 120/240 V to a 200 Main Amp switch.  The quote at that time was $520.00 including GST.  The owner did not proceed with this work at that time and the costs associated with installing this service have increased since that time.  Note this cost excluded charges from any other utility (gas, telephone, cable).  They must be contacted separately to arrange for their services

McNary Road is serviced by the local Highway Maintenance Authority.
