Property Description
OCEAN VIEW ON 2.05 ACRES — MAIN HOME, SUITE AND CARRIAGE HOUSE
Perched high atop a hill among the trees of Langford's Braemar Heights, this two-acre property enjoys spectacular views of the Juan de Fuca Strait, Royal Bay and Albert Head, from nearly every living space.
Three separate dwellings share the land. The main residence spans three bedrooms and three bathrooms across three levels with curved stairs and frameless glass rising to a landing wide enough to live in, adjoining a primary suite with jet tub, a walk-in closet and a walk-out ocean view deck. All of this above a stone fireplace anchoring the living room, and an ocean-view kitchen that opens to dining, family room and the main deck. Built for tranquility, all interior walls are insulated for sound, along with vinyl thermal windows throughout.
On the lower level sits a self-contained one-bed suite with its own hydro meter, private entrance, in-suite laundry, covered patio and designated parking.
Hugging the double garage, a one-bed carriage house with a full kitchen, bath and office enjoys its own private deck and storage.
Outside: the irrigated yard is flush with mature rhododendrons growing under towering trees alongside a plumbed and vented greenhouse, a ground-level patio angled at the water, six separate storage rooms, and parking for fourteen vehicles.
The hard work here is done. New heat pump under warranty, septic system and lines rebuilt, three hot water tanks replaced, perimeter drains renewed, roofs treated, every wall inside and out freshly painted.
The math is the appeal. Two self-contained homes alongside the main residence means a mortgage helper on either side of the property — or plenty of room for multi-generational living or guests. Two revenue streams, one title, under 10 minutes to Langford proper and only thirty minutes from downtown Victoria.

Area Description
One of the fastest growing municipalities in British Columbia, Langford is a young, vibrant community nestled in the heart of southern Vancouver Island’s recreational parks region. As the fastest growing city in the Capital Regional District, Langford is an economic hub offering a wealth of employment, business and recreational opportunities. It’s rapid development and surplus of urban entertainment are eclipsed only by its wealth of natural beauty and outdoor recreational offerings.
Numerous lakes for fishing, swimming, and boating are just a moment away including Langford lake, Glen Lake, and Florence Lake, while residents are also blessed with an abundance of hiking, camping, picnicking, and wildlife watching regions, such as Goldstream Provincial park’s old-growth rainforest with its yearly salmon run, Thetis Lake Regional Park, and the extensive trail systems throughout the mountainous terrain surrounding and ascending Mount Finlayson, and Mount Wells. Fast and slow-paced fun coexist here with Bear Mountain’s cycling trails and world-class hotel and spa, Western Speedway’s auto and demolition racing track, or any of the region’s three world renowned golf courses, just minutes away.
Langford is located on southern Vancouver Island, 9 km (6 mi) from Victoria, with a population nearing 23,000. With a Walkscore of 48, residents of Langford are fairly car dependant. Some neighbourhoods may be close enough to certain amenities to walk or bike for household necessities, however most errands will require a car, especially if a trip to Victoria is needed. Located along the Galloping Goose Regional Trail, biking from home to the Victoria core is commonplace, while Langford’s trolley services make it easy for commuters to travel around town and to connect with BC Transit to take them into Victoria, or any other CRD municipality.
Young as it is, Langford has grown quickly with the addition of many big city conveniences such as Millstream Village and Westshore Town Centre, each offering an abundance of retailers and services including major department, grocery, and retail chain stores as well as the nearby Imax-equipped Cineplex movie theatre. Sooke School District 62 services the Langford area and is comprised of 18 elementary, 4 middle, and 3 secondary schools. Due to rapid expansion in the region, two new, state-of-the-art schools, Belmont Secondary, and Royal Bay Secondary, were constructed to LEED Gold standard in 2015.
Addendum
Surrounded by the Pacific Ocean, the Strait of Georgia and the Inside Passage, Vancouver Island is known as “the Hawaii of the North”. A breadth of lifestyles are available here from charming coastal communities and pastoral estates, to busy urban centres.
Unlike much of Canada, Vancouver Island's weather is mild year-round. Spring comes early, with cherry blossom, tulip, and daffodil blooms lit by sparkling ocean sunsets. Summer is close behind, with the first sightings of migrating whales and local fishermen. In fall, a plethora of farms, vineyards, orchards, cideries, and breweries take local culinary culture to new heights. Come winter, cars loaded with kayaks, surfboards, paddle boards, skis, and snowboards come out to play, while golfers teeing off, and joggers taking to the trails remain common sights. Whatever the season, there’s plenty to enjoy on Vancouver Island.
