To achieve these goals the house was commissioned by one of BC’s most famous designers, multiple Georgie-winning designer Keith Baker of KB Design, and constructed by specialist modern home builders KBC Developments with the execution of the many complex engineering elements by GT Engineering. This modern seaside home is truly a one of a kind. One of the most important features for the owner was to build the house to the highest industry standards for ultimate energy efficiency and to apply many green elements for a healthy living environment. This was achieved on all fronts. An ultra-efficient envelope includes: Cascadia fiberglass triple-pane argon 4-point locking doors and windows, Icene spray foam insulation, Reflectix double-bubble foil in all ceilings, recycled cotton-batt sound insulation for interior walls and even insulated water lines. Viessman solar panels and domestic hot water heating system was integrated with a Triangle-Tube 97% efficiency condensating boiler to provide domestic hot water and radiant heat. All the floors(including garage) have hydronic radiant heat and a gorgeous polished concrete finish giving the combined benefits of durability and thermal mass providing the most efficient/comfortable way to heat the home along with a clean air environment(as opposed to forced air). Western Red cedar was integrated with the industrial steel exterior for a modern, warm and stylish look. The use of permeable concrete pavers on all driveways ensures superior drainage which is an important factor on sloped lots. Finally, the landscaping consists of a hardy and low-maintenance selection of plants which complement the modern style of the exterior. A residence of this standard would not be complete without the matching luxury touches. The master ensuite features a “cocoon” bath floating on river rocks with a sea view port and a unique “waterfall” filling Kohler ceiling fixture. This is integrated with His and her sinks and a large walk-in shower with Aussie waterfall fixture. Another touch is the hidden automated retractable projector screen above the fireplace which transforms the room into a private theater.. As expected with a house built to this standard, a 2-5-10 Home Protection Warranty is provided. The flawless execution of the design plan and combination of all these custom elements ensures that this residence truly stands apart from the rest.
